Since Ciel opened more than a decade ago, homeowners have asked if there was a way to capture their various energy efficiency upgrades in one central place.

We’re happy to say that there is.

It’s called a Pearl Certification.

Here’s a closer look at this exciting new program, which both documents the high-performing aspects of your home and translates them into real value. 

Introducing Pearl Certification

Your home has value — not just for you but also for future inhabitants. With more and more homebuyers putting a premium on health, safety, and comfort, energy-efficient upgrades hold more value than ever.  

Based on building science, developed in partnership with national energy efficiency and home performance experts, and approved for use by the Department of Energy’s Home Performance with ENERGY STAR program, Pearl Certification sets the standard for healthy, safe, and comfortable homes. 

With Pearl Certification, you don’t just get a certification. You also get actionable intelligence and high-quality resources for improving your home’s performance. 

The Pearl Certification

Pearl offers certifications at four levels: Pearl Platinum, Pearl Gold, Pearl Silver, or Pearl Asset Certification.

Your home's certification level depends on how it scores across several categories of “high-performing” features, including the building shell, baseload, heating and cooling, home management, and renewable energy and energy storage.

You get more points for more efficient features, as well as for assets that have a more significant impact on home performance.

You get a customized Pearl Home Certification Report along with your Pearl Certification.

This user-friendly tool clearly shows where your energy-efficient efforts are shining while also indicating areas of potential improvement. 

In addition to helping you, your Pearl Certification Report will also help your real estate agent, appraiser, and future buyers understand the full value of your home’s high-performing features:  

• The Residential Green and Energy Efficient Addendum

The Pearl Certification program is all about making “value visible.”

With your certification, you’ll also receive a completed appraisal MLS addendum which appraisers can use to translate your upgrades into real value. 

When marketed properly (and with the help of this addendum), Pearl Certified homes sell for an average of five percent more. That could mean an additional $25,000 on a home worth $500,000!

• The Green Door Web Application

Finally, Pearl Certification also comes with access to the Green Door app, a portal to all things managing, maintaining, and improving your home’s energy efficiency.

Whether you’re looking for details on your home’s current Pearl score or recommendations for upgrades, you’ll find it here. 

To date, more than 77,447 homes have been scored by Pearl, and 51,575 have been certified by Pearl.

How Pearl Certification Works.

Pearl Certification documents the steps you have taken towards making your home more energy-efficient. This certification can increase the overall value of your home for refinancing or sale.

With Pearl Certification, improving your home’s performance means improving its value. A high-performing home is valuable to you – but appraisers and future buyers can’t “see” the value without the right documentation.
