Tax Credits Available for Energy Efficiency Improvements in 2013

In response to the fiscal cliff, Congress renewed three tax credit programs for energy efficiency including the Residential program for homeowners. The American Taxpayer Relief Act of 2012 renewed the Residential Energy Efficiency Tax Credit for improvements completed in 2012 and 2013 for up to a $500 credit. The tax credit covers eligible efficiency technologies such as building insulation, water heaters, boilers, furnaces, and more.  If a taxpayer claimed $500 or more of this credit in previous years they may not claim any additional credit.

Insulation materials and systems designed to reduce a home's heat loss or gain are eligible, such as the air sealing and insulation work completed on your home under building envelope improvements. Owners of existing homes may receive a tax credit worth 10% of the cost of upgrading the efficiency of the building's envelope. Both insulation and air sealing can produce considerable savings for a home by reducing the escape of heat in the winter and cold air in the summer.

The tax credit covers a variety of boilers, furnaces, hot water heaters and air conditioners. In recent years the average efficiency of HVAC equipment have increased considerably. By replacing your current heating and cooling systems, your home won’t have to work as hard to maintain a comfortable temperature. In New Jersey, homeowners can receive up to a $5,000 rebate and $10,000 of zero interest financing through the Home Performance with EnergyStar program (HPwES) for energy efficiency improvements. The HPwES program allows more homeowners to make energy efficiency improvements that will help reduce utility bills and increase the comfort of their home.

With the extension of the Residential Energy Efficiency tax credit program, upgrading a home to become more energy efficient not only has immediate benefits of a more comfortable home, lower utility bills, and a potential rebate, but the added bonus of a tax credit.

What is a Home Energy Audit & Why Should I Get One?

What is a Home Energy Audit? Quite simply, a Home Energy Audit pinpoints how your house is losing or wasting energy. A Home Energy Audit will show you problems that may, when corrected, save you significant amounts of money over time. Numerous states, including New Jersey, are offering financial incentives to homeowners who have a Professional Energy Audit performed on their home.

The financial and environmental consequences of irresponsible energy consumption have motivated consumers to become conscious of their energy usage.  Celebrities, politicians, news organizations, and social media are creating demand for Home Energy Audits as part of an overall trend to conserve energy, lower utility bills, and a desire to reduce carbon footprints. Mainstream celebrities including Martha Stewart, Suze Orman, Oprah, Brad Pitt,Leonardo DiCaprio, and Edward Norton each have publicly discussed the benefits of energy audits.

Among other publications, reporters from The New York Times, The Wall Street Journal, Businessweek, and Better Homes & Gardens have reported at length on the benefits of a Home Energy Audit.

A Home Energy Auditor possesses working knowledge of a variety of specialty trades. They are trained to view a home as one integrated system and they use specialized equipment to determine the energy efficiency of the home. As such, they might recommend work to one part of your home to enable another part of your home to work better. Simple examples of this would include air sealing to lessen the load on your heating system or applying solar film or curtains on windows to lessen the load on your air conditioning unit.

During a Home Energy Audit your home is temporarily depressurized using equipment designed for this purpose. While your home is depressurized, outside air is drawn into your home through holes, cracks, and gaps that would not normally be noticeable to the home’s occupants. This specialized equipment helps reveal hard-to-detect areas of outside air infiltration and missing and/or inadequate insulation.

Left uncorrected, outside air-infiltration creates a vicious cycle during the winter and summer months. Your furnace or air conditioner is continuously struggling to heat or cool the outside air making its way into your home. As your equipment struggles to keep up with this unwanted air-infiltration, it burns more electricity, gas, and/or oil which drive up your heating and cooling bills. A Professional Energy Auditor will spotlight how outside air is getting into your home and will make the repairs necessary to make your house more comfortable and energy efficient.

Home Energy Auditors also examine your heating, cooling, hot water, and ventilation systems. Often these units have not been professionally inspected since they were initially installed in your home. Each year hundreds of people die as a result of carbon monoxide poisoning and tens of thousands are suffering the consequences of being exposed to lower levels of carbon monoxide. A Professional Home Energy Auditor will perform a safety inspection on these systems using a combustion analyzer, gas detector, and carbon monoxide detector to ensure that your equipment is functioning properly and is not releasing harmful gasses into your home.
In addition to performing a safety inspection, a Professional Home Energy Auditor will provide information about the amount of energy consumed by your heating and cooling equipment and recommend energy efficient alternatives. Homes in New Jersey typically have inefficient systems that are more than twenty years old, costing homeowners a small fortune each year to operate. A Home Energy Auditor will provide information about energy efficient systems, including options powered by alternative energy. They will also provide you with up-to-date information on incentives and financing options being offered by state and federal governments to lower the cost of upgrading to an energy efficient system.

A Home Energy Auditor will examine the design and construction of your home along with additional ways that your home consumes energy. Common areas of improvement may include energy efficient lighting, eliminating phantom loads from electronic devices, utilizing or eliminating passive solar heat, circulating conditioned air with ceiling fans and/or ventilation systems, air sealing, and adding thermal barriers to prevent conditioned air from escaping your living areas.

At the conclusion of your Home Energy Audit, your Home Energy Auditor will review a detailed report with you outlining how efficient your home is. The report is generated using data collected during your Home Energy Audit that has been compiled and entered into sophisticated software. The report you receive outlines specific improvements that can be made to your home to increase energy efficiency and reduce your monthly utility costs.
Rather than simply generating a list of random improvements, the software prioritizes recommendations based upon those that will yield the highest return on investment and provide the homeowner with the shortest payback period (the amount of time that an improvement will take for it to pay for itself as a result of your lower utility bills) to ensure that the homeowner is not needlessly wasting money on expensive repairs or upgrades that will have little or no effect on their overall energy consumption. This report also highlights available rebates and incentives available through the New Jersey Home Performance with Energy Star Program that will help offset the cost of installing these measures.  As a homeowner you can now fully understand the expected energy savings and the expected payback period of your investment.

To confirm the effectiveness of any energy efficiency improvements, a second Home Energy Audit is performed after upgrades have been installed in your home. This second audit serves to confirm that the improvements are yielding their expected level of energy savings, that they have been installed properly, and that they will deliver on their projected energy savings to maintain their desired payback period.

Generator & Mold Safety Precautions


Earlier today we received this notice from our colleagues at the Building Performance Institute.  In light of recent events in the northeast, we felt it was important to share the following safety tips:

Dear Colleague,

It is our greatest hope that you and your families have come away unscathed by Hurricane Sandy, but the reality is that millions of people from the East Coast to the Midwest have been affected.

As home performance contractors and weatherization experts, you know better than most about the grave safety hazards of carbon monoxide poisoning due to improperly positioned back-up generators. A number of deaths due to carbon monoxide poisoning as a result of improper use or placement of generators have already been reported. We encourage all of you to reach out to family, friends and customers with advice on how to prevent these tragedies. Let them know that generators ought to be used only in the way specifically instructed by the manufacturer.
  • Never use a generator indoors or in enclosed spaces such as garages or basements.
  • Outdoors, be sure that all generators have at least 3-4 feet of space on all sides and above.
  • Outdoors, do not use generators near windows, even if the windows are closed.
  • Do not attempt to rig the generator in any way other than how the manufacturer has instructed.
  • If you show symptoms of carbon monoxide poisoning - dizziness, headaches, nausea, and tiredness - leave the home immediately and call emergency services. DO NOT re-enter the structure until it has been cleared by trained and equipped personnel.
  • Caution is your friend - carbon monoxide is an odorless, colorless gas. If you are using a generator, keep the symptoms associated with poisoning in mind. If you start to experience any of the above symptoms - automatically attribute them to generator use, and have it checked. It is better to be safe than sorry.
In addition to generator safety, another potential hazard facing homeowners in the coming weeks will be the evolving effects of water damage. As home performance contractors, you know that moisture damage and mold are serious threats to health and safety.

Below are a few tips that you can use to help the people in your networks recognize water damage, and respond accordingly to prevent its spread.
  • Follow your nose - Mold gives off a musty or suspicious odor. Follow the smell, and look closely at the surface of the building materials or furnishings in question.
  • Investigate - Look inside cabinets, behind drywall, around baseboards, in basements, in crawlspaces, and in attics.
  • Use your eyes - Signs of mold growth include cottony, velvety, granular or leathery surfaces with varied colors of white, gray, brown, black, yellow or green. Mold can also appear as a discoloration or stain.
  • Start the clock - If your home has flooded, the longer the water remains, the higher the probability that mold will grow. Keep an eye on areas of your home that are water-logged the longest. These areas are the most at-risk for mold growth.
  • Remove it quickly - While there are a number of home remedies one can use to remove mold, the best solution is to call in a professional. Mold, especially black mold, can be VERY dangerous. Professionals are trained to handle mold infestations safely and quickly. Identifying mold early is the best thing you can do to mitigate the hassle of removal.
I hope that these tips will help you and the people in your network, recover quickly, safely, and completely.

The NewJersey Home Performance with Energy Star Program is offering up to $5,000 in cash-back rebates and up to $10,000 in zero-interest financing to New Jersey Residents who increase the energy-efficiency of their home by replacing outdated heating & cooling equipment, perform comprehensive air-sealing, and install proper insulation.

A HomeEnergy Audit is the first step to participating in the New JerseyHome Performance with Energy Star Program. To qualify, a Home Energy Audit must be performed by a New Jersey Home Performance with Energy Star Accredited Contractor. A Home Energy Audit is the first step to discovering how a home is losing and/or wasting energy and the home improvements necessary to reduce overall energy consumption.

The results of a Home Energy Assessment are entered into sophisticated software used by your NJ Home Performance with Energy Star Accredited Contractor. The data collected during the Home Energy Assessment provides the basis for the creation of a prioritized list of custom recommendations designed to increase the overall efficiency of a home. These recommendations include insulation, heating, cooling, and hot water retrofits prioritized by taking the cost of each measure measured against the expected reduction in energy consumption over time.

Cellulose Insulation is a Commonly
Added to Existing Homes 
Many New Jersey Homes were built before 1950 and contain old or outdated insulation. Homeowners participating in the NJ Home Performance with Energy Star Program can choose to upgrade outdated insulation with spray foam insulation, cellulose insulation, fiberglass insulation, denim insulation, or EnGuard Insulation. Adding insulation will increase the energy-efficiency of a home, make the home more comfortable, reduce heating & cooling bills, and increase the resale value of a home.

The NJHPwES program allows for the replacement of heating and cooling systems with more efficient versions. Those heating their home with a boiler and a baseboard radiator system can install high-efficiency equipment from manufacturers such as Triangle Tube, Buderus and Navien. Homeowners with a furnace and forced-air system can select replacement equipment from Goodman, Rheem and Amana among other furnace providers. Air-conditioning systems can also be upgraded through the NJ Home Performance with Energy Star Program with energy-efficient systems from providers such as Amana, Rheem, Carrier and Trane. Installed equipment must meet program efficiency specifications to qualify for the New Jersey Home Performance withEnergy Star Incentives.

New Jersey Residents participating in this program receive a rebate check mailed to them within sixty days of the completion of their project. If a participant has elected zero-interest financing, loan payments do not start until work has been completed.

All homeowners in New Jersey are eligible to participate in the NewJersey Home Performance with Energy Star Program. Homeowners with estimated total projected energy savings of 10% to 20% are eligible for a $2000 rebate and a $5000 zero-interest loan. Homeowners who achieve 20% to 25% projected energy savings are eligible for a $4000 rebate and $10,000 of zero-interest financing. Finally, those projected to reduce consumption by 25% or greater are eligible for a $5000 cash-back rebate and $10,000 in zero-interest financing.
